Office & corporate fit-outs

Headquarters, satellite offices and floor consolidations — open plan, private offices, boardrooms, cafes and reception. We coordinate furniture, AV and low-voltage vendors so their lead times never surprise your move date.

Where price meets time: demountable partitions and building-standard finishes keep both the budget and the schedule predictable; custom glass fronts and millwork are where fast-track premiums show up.

Retail & restaurant build-outs

Storefronts, sales floors, quick-service and full-service kitchens. We manage hood and grease-duct systems, health-department review, landlord storefront criteria and utility coordination — the items that most often stall an opening.

Where price meets time: a fixed opening date tied to a lease or a season usually justifies accelerated permitting and equipment expediting; we cost that against a standard schedule so you can see the difference.

Medical & dental suites

Exam rooms, operatories, imaging and lab space, and ambulatory surgical suites. We build to infection-control, medical-gas, shielding and ADA requirements, and we sequence work to keep an adjacent operating practice running.

Where price meets time: specialty equipment and its rough-in requirements set the critical path. We lock equipment cut sheets early so the schedule is built on real dimensions, not assumptions.

Industrial & warehouse

Warehouse-to-workspace conversions, office mezzanines inside distribution space, dock reconfiguration, racking layouts, and power, lighting and HVAC upgrades for changed occupancy.

Where price meets time: switchgear and rooftop units can carry 12–20 week lead times. On these projects the equipment order date, not the crew, is the schedule — so we place it first.

Design-build & permitting

Architecture, structural and MEP engineering, and permit expediting under one contract with construction. Design decisions are made with live cost and lead-time feedback, and drawings are issued in the order the field needs them.

Where price meets time: overlapping design with permitting and early procurement is the single biggest schedule lever — it can pull weeks out of a project before the first wall comes down.

Fast-track & phased scheduling

When the date is fixed and costly to miss, we run an accelerated schedule — overlapped design, expedited submittals, pre-ordered equipment and multi-shift crews. When you have to keep operating in the space, we build in phased zones with full dust, noise and life-safety separation.

Where price meets time: this is the conversation itself. We put the accelerated cost, the standard cost and the phased cost on one page so the trade-off is a decision, not a surprise.
